How the EMI is calculated
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
P is the loan amount (price minus down payment), r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments.
Costs beyond the listed price
- Stamp duty & registration - state-specific, usually 5-7% in total.
- GST - typically 5% on under-construction homes (1% affordable); none on resale or ready-to-move with completion certificate.
- Society membership / share fee and maintenance deposit - a one-time amount set by the society or builder.
- Loan processing fee - some banks charge around 0.25-1% of the loan.
- Interest - often the biggest cost; a longer tenure lowers the EMI but raises total interest.
Tips
- Keep your EMI under about 40% of your monthly income.
- Part-prepayments cut the interest sharply in the early years.
- Compare the total payable, not just the EMI, across lenders.
